Commercial Investment Loans

YSP Loans is a division of Griffin Capital Funding, we are a secondary market lender specializing in owner-occupied and partially occupied by the owner of commercial real estate loans of $ 250,000 to $ 6,500,000. We do not usually load points or origination fees on our commercial mortgage products.

We offer the following types of commercial mortgages:

• Commercial mortgage loan for 75% of the value.
• SBA Loans to 90% loan to value.
• B & I loans to borrowing 90% of the value (maximum of $ 40,000,000 under this program)

We also work with life insurance companies to grant loans on investment property loan amounts of $ 3,000,000 to 35,000,000 $.

We offer six different commercial loan products:

1. Full Document Commercial Loans - 85% is the maximum we lend, which consists of a loan of 75% first trust commercial loan and up to a second trust business by 10%. Our minimum credit score is 660 but we do not allow our BK history full document commercial loan products. Loan amounts of $ 250,000 to $ 15,000,000

1. Stated income commercial loans - 80% is the maximum we bring, we do not offer second trusts on this product. Our minimum credit score is 650 and no BK in the last 7 years is allowed. Loan amounts of $ 250,000 to $ 2,000,000

1. Commercial bridging loans - 70% is the maximum we lend; trusts seconds are allowed, but we do offer them. There is no minimum credit rating requirement. The bridge loan business is offered from 1 mm to 15 mm $ $ in most metropolitan areas. commercial properties for general purposes are allowed with a special interest for income-producing property.

1. SBA 504 Commercial Loans - 90% is the maximum loan to value between our combined commercial lending and the SBA debenture. No minimum credit score. Loan amounts of $ 500,000 to $ 7,500,000.

1. B & I Commercial Loans - 90% is the maximum we lend. No minimum credit score. Loan amounts from $ 1mm to $ 15,000,000.

1. Loans Non profit - 80% First Trust commercial loans and up to 100% CLTV to a trust second.
