The FHA has a loan program and you try to qualify, but that the requirements and conditions of crowding appear to be the most beneficial resolution to your situation.
1. You must show that you can not afford the payments.
2. Your ratio of mortgages on income must be below 31% of your gross income.
3. Your tax return must be used to qualify for the new loan. If you had a loan of income mentioned above, you probably will not qualify.
4. Every second mortgage must be repaid before the FHA refinance.
5. You need a deposit of at least 3.2% of the new loan.
6. Your new interest rate may be 25 -. 50% below standard, but you must pay insurance costs of 1.5%, which could increase costs.
7. If you sell within 5 years, you must divide the proceeds with the FHA (up to 90% would go to FHA).
8. This can apply to your principal residence.
9. The maximum loan amount is based on the current market value of your home, your bank must be ready to write the mortgage if you are underwater.
This is the best thing government can do. It's a little worse than a regular loan foreclosure or a hard money loan. But if you want to do a test, please contact the FHA. In the meantime, it would be wise to work on other solutions, too, and not only confidence in the government.
