How to find tenants and how to keep your rental property occupied

Key tips and tricks for landlords to maintain rental fully occupied

The most frequently asked question I ask myself is "How can you keep your property rented. Since I am an active owner with many rental properties, I decided to put my "system" on paper so that other potential landlords might benefit.

Advertise

To find tenants, they will need to know about your property. The only way they know is if you advertise. Put a sign in the yard is not advertising. The only people who will sign a lease in the courtyard of the people who live on this street.

The advertising must be both offline and online. Traditional ads are always a place to find a rental (especially Sundays). But online sites are the most recent also a great way to find new tenants. Since nearly half of your base of potential tenants may not have access to a computer, you will need to advertise using the two mediums.

Classifieds

You need to advertise your property in the local newspaper, know Penny, and the local newspaper. You must also be aware of all the other free publications and magazines where you can advertise for free. The more ads you place, the more people will see your property for rent

Online ads

There are free sources and paid sources of advertising online. I use both. For example, the online source is the most effective Craigslist. Advertising is free, you need to post an ad on craigslist when you have a rental property available. Other online sources include free Kijiji, Yahoo Groups, Google Groups, and many other online websites related to rental properties. If you watch enough, you will soon find many sites where you can advertise for free rent. Just type in your google search the name of your city and house to rent and you will find many websites you can use.

Website

You must have your property online on a website. You can create your own website or you can use companies that allow you to advertise goods like Postlets and many other similar companies. The most important thing is that you must have a website. All classified listings, including offline, display and leaflets will mention your website on which additional pictures can be found. You should always put pictures to show (your site address) if the prospective tenants will be able to see photos of your home online.

Digital Pictures

To have images online, you will need to have a digital camera. You can use the camera for the cheapest you can find from the latest 5-megapixel cameras produce images that are much too large for the online sites. Your images must be uploaded to your site and you should have as many pictures as possible. You should have a picture of each room in the house including kitchen, bathrooms, living room, dining room, bedroom, garage and laundry room. You also need a photo outside the front of the house behind the house and yard.

How to write your ad

Be brief, factual and concise, but make sure you have all the relevant information. You should also try to highlight the positive aspects. If your property has a large yard, nice kitchen or anything that appears as a positive element, you should talk. For example, renovated bathroom, new kitchen, new appliances, new tile, swimming pool, central air conditioning are all positive that make your property stand out.
