The rate of "best" depends on many variables. Credit scores, the amount of the deposit, the type of loan, (Are you a vet?), Etc. If you are a first time home buyer and need a funding of 100%, check for loans from the USDA. But if you can document your income, have 700 credit points, not much other debt, and sufficient income to qualify, 20% down is on for one year 5.625% 30 no points.
