Rent 2 Own

I did a lease sale for a house I am waiting for my credit maturity so that I can get the mortgage. The house is technically my home in its entirety. But now, the former owner wants to sell the house to someone else for him to get the money quickly. We agreed and have no problem with him. Thus, the measures that we agree on this;

1. He agreed to pay me a certain amount of money when the house is sold under its name. What form should I use or what kind of wording should I use?
2. I agree to quit claim deed the house sign on the back for him. I can get the form to my local library. I can do it myself because I did this a few years ago.
3. How do I "null and void" the contract rent during the clean?

Any others you can think off? why I want to do my own is that making the waiver only with a lawyer may cost me about $ 500.00 Thanks a lot.

(1) have a lawyer draw up a promissory note for the amount due in full within 7 days of the sale of property

(2) Request to quitclaim atty why? If you own the fee simple truth of the title, you need a warranty deed on your part to transfer all rights and title not only a discharge of interest.
