I need to sell my house for a non-move condition and I would do it myself rather than getting a real estate agent involved. I need advice from people who have done before. Is there anything I should look for and important things I should know? Thank you in advance.

First take a look outside. Is it attractive to a potential buyer to stop and take a second look? Check the gutters and roof. Do they need cleaning? The need for a garden tidy?
Next give your home a good and thorough cleaning and declutter. Make sure it is always immaculate open houses.
If you have pets in your house, ask your carpets and curtains steam cleaned.
It would also be a good time to photograph your home yourself or get professional pictures taken. These will be necessary for your campaign.
In addition, let in natural light. Open curtains to let in light and view if one exists.
Now, establish a marketing plan to sell your home. You will need to consider signage, local advertising, Internet ad, direct mail and display cases.
I would also suggest you do your research on other homes in your area. Find out what they are selling, asking price, etc. especially homes that are similar to your home.
